Phuket is going all-in on infrastructure. The construction of the Kathu-Patong tunnel, plans for a light rail system, and a second airport (Andaman International) are clear signals: "We are preparing for 20 million visitors a year."
2. From Bamboo Huts to Branded Residences 🏠
Over the last three years, purchase prices for modern apartments in popular locations like Rawai and Bang Tao have surged by 30% to as much as 50%. Developers have shifted away from budget condotels, focusing instead on luxury villas and "Branded Residences," with prices starting at levels that were unthinkable back in 2020.
3. The Great Russian and Indian Wave 🌊
Geopolitics has reshaped the island’s demographics. Russians are currently the largest group purchasing real estate, while the Indian middle and upper classes are choosing Phuket for lavish weddings and weekend getaways. This is completely transforming the island’s culinary and cultural landscape.
